Limestone and clay under the same town

Buda sits where the Hill Country meets the prairie, and the town even lent its name to a rock layer. Geologists named the Buda Limestone, a hard, pale limestone, after the town in 1900. The Handbook of Texas describes Hays County soils as running from thin limestone to black, waxy loam, and Buda has ground at both ends of that range. Some lots are rocky with a few inches of topsoil. Others, especially in subdivisions out on the flatter ground, sit on clay that swells when wet and shrinks when it dries.

That matters for gutters because the two soils cause different problems. On clay, water that pools at the foundation soaks in and keeps the edge of the slab wet, and that swell and shrink cycle is what shows up later as cracked drywall and doors that stick. On rock, water barely soaks in at all, so it runs across the yard and into the next lot. Either way, where each downspout lets the water out matters as much as the gutter that catches it.

Replacing builder gutters with seamless gutters

The problems we find on original systems repeat from street to street: 5 inch gutters on two story roofs that overflow at the inside corners, too few downspouts for the roof area, downspouts that end a foot from the wall, and sectional joints that start dripping after a few Texas summers. Sometimes a repair is enough. When the gutters are undersized or the joints are failing along the whole run, rain gutter replacement with 6 inch seamless gutters is usually the better long term fix.

We form the gutters in your driveway, hang them on hidden hangers screwed into the fascia, and set the downspouts where the yard can take the water. If your neighborhood has a homeowners association, check whether a change in gutter color needs approval before you pick something new. Matching the existing color avoids the question.

Two story plans bring one more problem we see a lot in newer Buda subdivisions: an upper roof valley that empties onto a lower roof right above a short gutter run. In a hard rain, that concentrated stream jumps the lower gutter and lands in the flower bed. We add a splash guard at the valley, size up the lower run, and give that corner its own downspout so the water stays in the system. It is a small detail that fixes a lot of the overflow complaints we hear about on newer homes.

The city’s own drainage plan notes that I-35 generally acts as the divide between the Onion Creek and Plum Creek watersheds (City of Buda Drainage Master Plan, Phase 1), and its floodplain management page shows Onion Creek at RM 967 during the October 31, 2013 flood (City of Buda, Floodplain Management). Gutters do nothing about a creek leaving its banks. What they control is your own roof water, and on a flat lot that water needs a clear path away from the slab.

On many Buda lots the cleanest answer is to tie downspouts into buried drain pipe that lets water out well past the foundation, through a grate or pop up outlet at a low spot.
