Historic district homes and design review

San Marcos has locally designated historic districts, and they come with rules worth knowing before you change a gutter. According to the city’s Certificate of Appropriateness page, any change to the exterior of a building in a historic district, or to a designated local landmark, that changes its design, material or outer appearance needs a Certificate of Appropriateness from the Historic Preservation Commission. Ordinary repair, maintenance and painting are excluded.

That line matters for gutters. Fixing a leak, rehanging a run or replacing a section with the same profile reads as ordinary repair. Swapping old half round for K-style, or switching from painted steel to copper, changes the appearance and may need review first. If your house is in a district, ask us for the profile, material and downspout layout in writing so you can confirm with the city before work starts. On many older homes, a seamless half round profile is the closest match to what the house was built with.

River flooding and everyday runoff

San Marcos sits where the hill country breaks onto the prairie, and water arrives from upstream fast. During the Memorial Day flood of 2015, the National Weather Service reports that the San Marcos River near San Marcos crested at 43.08 feet after a surge came down from the Blanco. Gutters have nothing to do with river flooding. They do decide what happens to the water off your own roof on an ordinary stormy afternoon, and that is where most water damage to foundations and fascia starts.

The ground under the city changes block to block. West of I-35, homes often sit on thin soil over limestone, where downspout water runs off fast and cuts channels through beds. East of the interstate, the soil turns to dark clay that swells when it is wet and shrinks when it dries. On clay lots, carrying downspout water several feet out, or into buried underground drainage, keeps the soil around the slab more even.

Rental properties and property managers

With a university in town, a big share of San Marcos housing is rental, and rental gutters tend to get noticed only when a tenant reports water at the door. For landlords and property managers, the cheapest gutter system is the one that does not generate a call. That usually means seamless runs with fewer joints to fail, downspouts routed away from walkways and parking, and a guard or a scheduled cleaning so nobody has to remember. Rain chains on newer homes

Newer San Marcos neighborhoods have a different set of requests. Builder gutters on these homes are often sized to the minimum, with too few downspouts for a two-story roof, so a new rain gutter installation usually means wider seamless gutters and an added outlet or two. Rain chains are the other popular ask on new front porches. They look good and they guide water down without a closed downspout, but they still need a basin or drain at the bottom so the water does not land beside the slab.
