Rain gutter repair and leaf guards in San Marcos
Seamless rain gutters in San Marcos, TX cover a wider range of houses than almost anywhere else we work: frame bungalows and Victorians in the older neighborhoods near the square, rental duplexes around Texas State, and newer subdivisions spreading out along the edges of town. Gutters Made Easy forms each run on site from one continuous piece, so whether the home is a hundred years old or brand new, the gutter is cut to its exact eave.
A lot of San Marcos gutters are not ready for replacement, they just need work. Older sectional gutters leak at every joint, end caps let go, and hangers spaced for a lighter load pull out of the fascia after a few heavy rains. Our rain gutter repairs reseal or replace the failing pieces when the rest of the system is sound, and we will tell you plainly when it is not.
Leaf guards are the other common fix. Pecans are everywhere in the older parts of town, and between their spring catkins and fall leaves and husks, an unguarded gutter under a pecan can fill in a single season. Live oaks add their own spring leaf drop on top of that. A fine mesh guard keeps most of that out and turns twice-a-year cleanings into an occasional check. You can see the styles on our gutter guards page.
Historic district homes and design review
San Marcos has locally designated historic districts, and they come with rules worth knowing before you change a gutter. According to the city’s Certificate of Appropriateness page, any change to the exterior of a building in a historic district, or to a designated local landmark, that changes its design, material or outer appearance needs a Certificate of Appropriateness from the Historic Preservation Commission. Ordinary repair, maintenance and painting are excluded.
That line matters for gutters. Fixing a leak, rehanging a run or replacing a section with the same profile reads as ordinary repair. Swapping old half round for K-style, or switching from painted steel to copper, changes the appearance and may need review first. If your house is in a district, ask us for the profile, material and downspout layout in writing so you can confirm with the city before work starts. On many older homes, a seamless half round profile is the closest match to what the house was built with.
River flooding and everyday runoff
San Marcos sits where the hill country breaks onto the prairie, and water arrives from upstream fast. During the Memorial Day flood of 2015, the National Weather Service reports that the San Marcos River near San Marcos crested at 43.08 feet after a surge came down from the Blanco. Gutters have nothing to do with river flooding. They do decide what happens to the water off your own roof on an ordinary stormy afternoon, and that is where most water damage to foundations and fascia starts.
The ground under the city changes block to block. West of I-35, homes often sit on thin soil over limestone, where downspout water runs off fast and cuts channels through beds. East of the interstate, the soil turns to dark clay that swells when it is wet and shrinks when it dries. On clay lots, carrying downspout water several feet out, or into buried underground drainage, keeps the soil around the slab more even.
Rental properties and property managers
With a university in town, a big share of San Marcos housing is rental, and rental gutters tend to get noticed only when a tenant reports water at the door. For landlords and property managers, the cheapest gutter system is the one that does not generate a call. That usually means seamless runs with fewer joints to fail, downspouts routed away from walkways and parking, and a guard or a scheduled cleaning so nobody has to remember. For a fourplex or a small commercial building, our commercial gutter work covers the larger profiles and downspouts those roofs need.
Rain chains on newer homes
Newer San Marcos neighborhoods have a different set of requests. Builder gutters on these homes are often sized to the minimum, with too few downspouts for a two-story roof, so a new rain gutter installation usually means wider seamless gutters and an added outlet or two. Rain chains are the other popular ask on new front porches. They look good and they guide water down without a closed downspout, but they still need a basin or drain at the bottom so the water does not land beside the slab. Our rain chain options work on most porch and patio runs.

Absolutely fantastic job. The team showed up first thing Monday morning and got right to work. In no time at all they were done, and results were perfect. The rain gutter across the front of the house was exactly what I needed, and it blended right in with the color of the house trim. Brian and Joe knew exactly what they were doing. I was obvious they had done this before. I could not be more satisfied. I definitely recommend Gutters Made Easy!
